Schedules of condition are attached to leases to record the condition of the property at the commencement of the lease term. They are critically important to the lease because they provide certainty as to the condition that the tenant must return the premises at the expiry of the lease. Coupled with adequate lease provisions, schedules of condition serve to protect both the landlord and the tenant by avoiding disputes around the tenant’s repairing obligation.

A professionally prepared detailed schedule of condition survey and report is pivotal before the commencement of any commercial lease because it is extremely difficult for a tenant to determine the validity of any landlord’s dilapidations claim.
